1. Call Your Builder or Contractor. 2. Document necessary repairs the best you can.  Although we typically advise our clients to hold off on making any "non-emergency" repairs in order to avoid covering up any defects, a roof leaking or a window allowing water into your property during heavy rain should be rectified.  In the event that it is crucial to immediately repair a roof or window leak in order to prevent further water damage, it is important to document the repair.  Take before and after photos of the damage caused by the leak.  Have the contractor performing the repair give you a write-up of the source of the problem and what was done to repair it.  Save any and all your work orders, repair recommendations, invoices, copies of checks, etc.  These documents will become highly pertinent should you later decide to take legal action against the builder or contractor.

3.
